Preparing Your Salt Lake Utah Home For Sale
If you are having problems selling your home, or if you are about to list your Salt Lake home for sale, here are some tips to help ensure that the sale goes smoothly and quickly.
Just like when you meet someone for the first time, the key to selling your home is creating a good first impression. The way you do this is to ensure that your home is correctly presented.
Curb Appeal - The first thing a potential client will see of your home, is the front, therefore it is very important that it looks its best. If you have patchy grass, pealing paint, a dented garage door, this will be an immediate turn off for any prospective buyer, and may result in the buyer not even wanting to see the inside. You need to make sure that the front garden is in good shape, repair any patchy grass (this one takes some planning, even if you install new sod you will want to give it time to blend), remove dead plants, invest in flowers that are currently in season. Ensure the exterior paint-work is sound and looks good. Don't forget the front door, it is surprising the number of times Realtor's have to struggle with an awkward lock, either because the key provided is a poor copy, or the locking mechanism needs some love and care.
Declutter and Depersonalize - OK you have taken care of the outside, but what about the inside. The inside of your home should be clean, tidy and free from clutter. Potential buyers want to see a blank canvas, they want to be able to imagine what a room will look like with their furniture and belongings. Because of this, all personal items should be removed or at least kept to a minimum (e.g. family photos etc.). If you have an excessive amount of clutter (classic areas for this are the spare room, basement or garage), consider removing it, ask a friend if they can store it, rent a storage unit, or simply get rid of the things that you don't need. Particular attention should be taken with the kitchen and bathrooms, work surfaces should only have the minimum amount of items on them. Drawers and cupboards should also be tidied.
