Home Inspections
If you are buying a Salt Lake home then in order to protect your real estate purchase and ensure that the home you are buying is sound, you really should have a home inspection. The home inspection is performed by a professional who provides a report detailing the condition of the home you are purchasing. This process usually takes 2 or 3 hours (depending upon the age, condition and size of the home). One the inspector completes their visual inspection you have the opportunity to meet with him, they will explain any concerns and walk through the home with you. After this they will complete a report which can be in paper and or electronic format. This report can then be used to address any issues that you may have or to plan future repairs and upgrades.
The home inspector examines many different aspects of the home, including but not limited to:
- The roof. Checks for signs of leaks, loose tiles/shingles, correctly installed flashing, number of layers of shingles (in Utah you can have a maximum of 2 layers) and general condition. While they are on the roof they will also check the condition of the rain gutters.
- Foundation. Check for cracks, signs of leaks, correct drainage of water away from the base of the foundation.
- Electrics. Check sockets work and are wired correctly. Check for correct use of GFI's. Check condition of exposed wiring. Visual inspection of the electrical panel.
- Systems. Check boiler/furnace, air conditioning and water heater to ensure proper operation and existence of green tag. Water softeners are usually excluded from the inspection. Check gas fireplaces are working.
- Exterior siding and brickwork. Check for cracks, correct installation, and general condition.
- Insulation and ventilation. Check insulation in attic. Check for correct ventilation in attic, bathrooms, and furnace rooms.
- Doors and windows. Check they operate correctly, and that there is adequate weather stripping.
